How the 6-bed and 7-bed products differ
DAMAC markets Six-Bedroom Mansions (Type V55) and Seven-Bedroom Mansions (Type V75). The layout-matched 6-bedroom Type V55-A has a built-up area of 11,318 sq ft. The layout-matched 7-bedroom Type V75-A has a built-up area of 17,532 sq ft. On the register, 7-bedroom Type V75-A prices ranged AED 24.8M to 30.7M across 2022 to 2025. That band is the honest 7-bed read. Sample is insufficient for a clean appreciation figure. The band is published only. Single-transaction end years make a headline rate unreliable. The 6-bed series is the one that can support a like-for-like comment.

The read is broadly stable with modest like-for-like appreciation, about +7% psf and +10% price over four years. Yearly sample 2 to 5 units, treat as directional. Headline year medians jump when more large 7-bedroom villas close. 2023 is the clearest example in the table on the home market section. Do not treat that year as a 7-bed appreciation rate. The sample at the ends of the 7-bed series is too small. Publish the AED 24.8M to 30.7M band and stop there.
